Student loan debt offers low interest rates, typically around 4 to 6.5 percent and people need to know how to prioritize their debts,? says Dvorkin.

Improve credit scores ? Millions of Americans have low credit scores due to charged-off debts. Consolidated Credit advises consumers to use that extra 5 percent of annual discretionary income to help pay-off or settle any charged-off debts. This will significantly improve their credit score and allow them to pay less interest in the future when they need to purchase a home or car.

40 Year Recertification Code for Commercial Building Owners Present an Opportunity to Reduce Future Liabilities

?Commercial building owners are not happy about the mandatory requirement to re-certify their 40-year-old buildings,? says Danto Builders owner and CEO, Craig Danto. ?However, the re-certification presents a number of opportunities while assessing a building?s condition, including minimizing building failure and liability issues; better preparing it for hurricanes; making sure it is code compliant, so violations and fees are avoided; lowering property insurance; and taking advantage of tax incentives.?

Under Section 8-11(f) of the Building Code, owners of 40-year-or-older commercial buildings in Broward and Miami- Dade Counties must have structural and electrical safety inspections and every 10 years thereafter by a Florida registered professional engineer or architect. Owners receive a notice in the mail when the re-certification is due and Danto strongly advises to have the property assessed prior to any city or county inspection. Danto has completed a number of re-certifications and says, ?I see a number of the same glaring violations of which building owners should be aware and correct before a city or county inspector comes out to the location.?

Common electrical and structural violations include: 1) overloaded and / or incorrectly marked electrical panels; 2) malfunctioning emergency lighting; 3) wires not supported correctly up in the ceiling; 4) structural settlement cracks on the building; 5) spalling where the rebar is rusting and corroding the concrete; 6) roof leaks; and 7) air conditioning equipment attachments and roof curbs.

Danto recently completed a recertification for an apartment complex. Upon research and examination of the property, a number of items were identified. Buildings were renovated with no permits and not built to code, so violations and fines would have been applied. For example, electrical sub-panels were installed incorrectly, and windows were not working properly, which affects life safety. Danto also identified structural roof damage due to rotten wood, and found that the roof was not strapped on properly according to hurricane-uplift code.

If building owners do not comply, then they will receive a violation notice and referred to the Unsafe Structures Unit for the initiation of condemnation proceedings. A maximum fine of $ 10,510 may be issued along with the liability to pay all enforcement costs. Additionally, the building must be vacated and the building demolished. ?I can guarantee that building owners not complying with the recertification requirements will receive a violation notice and have to pay penalties. Inspectors are looking for electrical and structural violations and while they are on site they have their eyes open for other ADA and safety violations,? states Danto, a 35-year commercial construction veteran. ?It is easier, more cost-efficient and less liability to comply, especially when Danto Builders offers a complimentary consultation.?
