Affordable Prefab Oma Village in Marin

Non-profit Homeward Bound of Marin and California-based Blu Homes recently announced a partnership to build an affordable housing project for homeless families in Marin County.  The Oma Village project will replace a former drug and alcohol rehabilitation center with a community of 14 net-zero energy one- and two-bedroom homes.

The eco-friendly homes will be built in Blu Homes’ 250,000 square-foot factory in Vallejo, California.  When finished in the Fall 2013, according to a company statement, Oma Village will help families find a way out of homelessness through education, job training, and employment.

The solar-powered homes will have access to outdoor kitchen common areas and will be built with radiant heat, high R-value walls, Energy Star appliances, reclaimed or sustainably-harvested wood, and healthy paints and finishes, etc.

A fair market rental for a two-bedroom apartment in Marin is about $1,905 per month, said Blu Homes, and these will rent from between 600 per month.  The project is supported by a significant lead gift, as well as construction loans in the total amount of $1,200,000, from the Marin Community Foundation.

Factory-Built Micro-Homes in San Francisco

This is a rendering of a new form of sustainable development that will manifest itself in San Francisco in an infill project called SmartSpace SoMa.  SmartSpace will have 23 micro-dwellings each with ~150 square feet of living area, 300 cubic feet of storage along a wall, and nine-foot ceilings.  The project, which will be built with off-site fabricated modules from ZETA Communities, will also aim for LEED Gold certification and near net-zero energy.

In other words, SmartSpace SoMa is a dense, tiny-house community in a walkable neighborhood with a Walk Score of 98/100.  The location is 38 Harriet Street.

The project will be built with the cutting-edge of construction methodologies. Modules should be completed this month in a factory after two weeks of work, and the ribbon cutting is set for October 2012.  That’s quite the turnaround time for a four-level building.

Planned green elements include LED and CFL lights, EcoBatt insulation, low-VOC finishes, Energy Star appliances, formaldehyde-free cabinetry, low-flow fixtures, a cool roof, rainwater collection, solar-thermal water heating, and FSC-certified lumber.  Residents will also have secure on-site bike storage and access to various modes of transportation, including the local carshare.

Sweet Pea is a Built Green Tiny Houseboat

This is Sweet Pea, a 550-square foot tiny houseboat in Olympia, Washington.  It’s also the first houseboat certified by Built Green — coming in with 3-Stars — and was built by owner Mike Auderer of Olympia Construction.

Auderer built the hull with 3/4″ of plywood covered by a 1/2″ of fiberglass and the tiny house sits on top of that.  Construction photos are posted on his company’s Facebook page.

Inside the tiny house, there’s an LG washer/dryer combo, two-burner induction cooktop, and several other modern amenities.  Auderer is making these floating houseboats for others, and would sell a version like this for ~$150,000 (turnkey model, just move in).

How LEED Delay Impacts LEED for Homes

The process to adopt the next version of LEED has been pushed back according to an announcement by USGBC President and CEO S. Richard Fedrizzi earlier this week. The change means LEED 2012 (now being called LEED v4) will likely not be brought up for a vote on adoption until the middle of next year.

The new standard has already been through four comment periods, with the credit language and the manner in which credits would be evaluated under discussion. There have been revisions in each of these comment periods. A fifth comment period is now scheduled for this fall (October 2 – December 10) and the actual balloting on adoption of LEED v4 is expected to begin June 1, 2013.

USGBC also confirmed to Jetson Green that LEED-H (the LEED system for homes) will “continue to follow the same delivery schedule as the commercial rating systems,” so changes to the residential program are likewise pushed back.

To put this in perspective, it should be noted that green building is not a fixed, absolute concept. To stay at the forefront of the industry, a building built today must do more than one built a decade ago.  For this reason, LEED has always been an evolving system. Like software, LEED has continued to change and upgrade periodically. LEED has gone from an initial version 1.0 to a version 2, which went through a couple of revisions (version 2.1 and 2.2) before the last significant change (version 3, which came to be called LEED 2009). The desire of USGBC was to put it on a cycle of continuous revision and improvement, much like the building codes, which are revised and re-issued every three years.

LEED is also experiencing growing pains as the industry has struggled to adopt the many requirements the system requires.

Fedrizzi said, “As we’ve gone through public comment on LEED 2012, and engaged in hundreds of discussions with our members, the LEED community and numerous other stakeholders, we have heard repeatedly that while our community continues to fully embrace our mission, they need more time to absorb the changes we’re proposing and to get their businesses ready to take the step with us. Most importantly, they want more visibility into the infrastructural improvements we’ve promised with the LEED 2012 program — forms, documentation, education, and LEED Online – to inform their internal adoption strategies.

Energy Efficiency is Pervasive These Days

In findings presented at the NAHB’s National Green Building Conference and Expo in Nashville, McGraw-Hill Construction said more than 80% of builders and remodelers responded that energy efficiency is making homes greener now than in the last couple years, according to a SmartMarket Report called New and Remodeled Green Homes: Transforming the Residential Marketplace.

The 60-page download includes findings based on a survey of 416 residential builders, developers, and remodelers taken during the fourth quarter of 2011.

Of those that responded, about 60% believe efforts to improve indoor air quality have made homes greener than two years ago.  Also, about half of them — and especially the remodelers — consider durable materials to be one of the most important features of their homes.

So what’s driving the growth in new and remodeled green homes?

First, there’s a perception that green homes are higher in quality.  Second, homeowners are seeking green homes in order to save money and minimize energy costs.  Surprisingly, initial costs are noted as an obstacle by less builders than before, signaling that perhaps homeowners are interested in investing now to save later.

Thus, green is penetrating the market at all levels, new and remodeled.  The market for green homes is currently at $17 billion, and it’s expected to increase to between $87-114 billion by 2016.

This means that very little radiant heat is emitted down into the structure, essentially keeping a building shaded from the sun.

Austin 360 Roofing is offering HeatBloc Ultra as its radiant heat barrier of choice because it adds the benefit of being able to be sprayed on to the underside of roof decks, rafters, ridge and gable ends. By applying a thin, even coat to these surfaces, up to 75 percent of the potential radiant energy transfer into the attic can be blocked, significantly reducing air conditioning costs.

HeatBloc Ultra also does not degrade over time, like traditional foil-based radiant heat barriers which can tear and can accumulate dust, diminishing effectiveness. Also unlike foil-based barriers, it does not block cell phone, antennae, or dish signals. HeatBloc Ultra is permeable to water, and does not trap water vapor within roof decks or sidewalls, an important consideration in warm attic conditions where water damage can be particularly detrimental.
