Disney House Prefab in Joshua Tree

As mentioned earlier this week, a new Blu Homes prefab will open for tours this weekend, September 15-16, 2012, in Joshua Tree, California.  The home was built for Tim Disney with two Origin units and a separate guest unit.  Each Origin unit, to give you a ballpark on the value of a home like this, starts at $135,000 in California, according to information on the Blu Homes website.

One of the things about off-site fabrication is that it enables the construction of homes in places where homes may not have been built in the past, whether for reasons of cost or otherwise.  A prefab in Joshua Tree, for example, can be built almost entirely by available professionals in Vallejo for less cost.

But finding available land is still a tough nut to crack for most.  Cheap land usually has challenges, and infill land is hard to find without deconstruction.  A Blu Homes representative told me about 80% of their customers want a green prefab but they have no land.  That puts the Blu Homes’ land search partnership with Redfin in perspective.

For customers that can find a parcel, Blu Homes solidified its position as best of class.  The other day, the company announced a new round of funding led by Netherlands-based Skagen Group.  Blu now has a total of $69 million under investment since the founding in 2008.  New funds will be used to “[expand] sales and marketing efforts to keep pace with our technology and design innovations,” according to recent statement.

Zola Unveils New Passivehaus Windows

Zola European Windows recently sent us a press release with information about their new array of windows and doors made in a CAD/CAM facility in Europe.  The company is owned by Florian Speier, a Swiss architect and Certified Passive House Consultant, and headquartered in Colorado to serve U.S. and Canadian customers.  The aim is to provide products that are durable, energy-efficient, airtight, beautiful, and affordable.

Popular products include Tilt & Turn Windows and Lift-Slide Doors, although Zola also has other products such as casement windows, entry doors, folding glass walls, tilt-slide doors, and patio doors.

Zola offers windows in both wood (pine, meranti, or oak) and clad versions with wide variety of stains and paint finishes.  The windows have three levels of efficiency: Classic, Thermo, and Thermo+.

Classic is a double-glazed window with a U-value of about 0.18 BTU/hr/ft2; Thermo is a triple-glazed window with a U-value of about 0.09 BTU/hr/ft2 — ideal for net-zero and high-performance homes; and Thermo+ is a triple-glazed window with a U-value of 0.13 BTU/hr/ft2 and a SHGC of 0.50 for Passive House packages, according to Zola.

Zola ships everything direct from the factory in Europe, so customers should expect about 13 weeks lead time, depending on the end location.

In addition, delivery requires a flat-rate payment of $4,800, so small orders wouldn’t make much economic sense. But in terms of pricing, uPVC products are about $35 psf and Thermo+ clad products are about $65 psf, subject to unit size, etc.

Energy Data at the Click of a Green Button

The Green Button initiative, which gives customers access to their energy consumption data, is gathering steam as three California utilities announced in January they are offering the standardized energy use data to more than 10 million customers.  The initial announcement by San Diego Gas & Electric, Southern California Edison, and Pacific Gas & Electric was followed by Glendale Power and Water, and Pepco Holdings, Inc., which said it will provide the streamlined data by summer of 2012 as it continues to deploy smart meters in its service area.

Green Button is a voluntary program that launched in September 2011 by the White House’s Office of Science and Technology Policy.

The Office believes easy access to data, and data that is available in standardized formats, will spur the private sector to develop applications and devices that empower consumers to monitor and control their usage — a radical change from the status quo where most consumers receive an aggregated bill for monthly usage weeks later.  United States Chief Technology Officer Aneesh Chopra imagines possible innovations that range from allowing remotely controlled air conditioners to smart phone apps that make customized conservation recommendations based on individual use patterns.

The Green Button initiative was inspired in part by the success of the Blue Button initiative, a Veteran’s Administration effort to allow vet’s direct access to their health records.

There are some early signs that Green Button-based programs have the potential to make a deep impact.  In a recent three month contest among SDG&E customers called Biggest Energy Saver, one San Diego woman was able to conserve 46.5% of her typical usage.  The contest centered around a social gaming program that made use of participant’s energy use data.  Standardized and accessible data available via the Green Button could make more of these programs possible.

Along with the promise of innovation, however, comes privacy concerns.

Consumers may not want third party developers to have access to their energy use.  PG&E, one of the pioneering utilities to adopt the Green Button standard, takes the position that consumers will decide which applications and companies have access to their energy usage data. PG&E will not give third parties access to the data. Instead, the utility now requires consumers to download their usage file and then upload it to an application or company.

Two Hurricane-Ready “Super Switches” Cover Cellular South Wireless Customers in South Mississippi, Gulf Coast and Alabama

Ridgeland, MS (Vocus) June 2, 2010

Cellular South, the nation’s largest privately owned wireless communications provider, enters the 2010 hurricane season with two new multi-million dollar, hurricane-ready “super switches” providing added protection and service for customers in south Mississippi, along the Gulf Coast and in south Alabama and the Florida panhandle.

The high-technology mobile phone switching facilities, which are designed to withstand a Category 5 hurricane with winds up to 250 miles an hour, connect millions of voice calls, wireless data transmissions and other critical customer services daily for Cellular South consumer and business customers. In addition to hardened and reinforced shells, the all-steel structures house a large-scale 500 kilowatt diesel power generator, a grid of back up batteries and other redundant back-up systems, operations and technologies.

“These new super switch facilities will help ensure that essential voice and data communications continue for our customers even when we experience severe weather and other life-threatening situations,” said Tony Kent, chief technology officer for Cellular South. The latest forecast from the National Oceanic and Atmospheric Administration predicts an “extremely active” Atlantic Ocean hurricane season with as many as a record 23 named storms and 14 hurricanes expected to form between now and November.

Both the 4,800 square foot, $ 2.1 million center in Mobile and the 2,600 square foot, $ 6 million facility in Hattiesburg feature large switching bays, reinforced interior walls, concrete block and reinforced steel structures for added strength, high impact windows and a double steel reinforced roof grid that protects against debris strikes from roof tile, road signs and tree limbs that might be airborne during a hurricane or severe storm.

Each facility is designed to operate even after the loss of commercial power. “Our battery bays work in concert with commercial power to keep the facility up and running in the event of a hurricane or other severe weather. If we lose commercial power, this set of batteries will power the switch until we can activate our diesel-powered generators,” Kent said.

“We recognize the importance of a strong network and high levels of redundancy to provide increased wireless voice and datat security, especially during hurricane season and other natural disasters,” Kent said.

“Our customers depend on their mobile phones and a reliable network to communicate with family members, friends and employers during and after a storm,” he added. “We are determined to live up to the trust our customers have placed in us and continue to be the network they can count on in any situation.”

The company intends to continue to aggressively invest in its wireless network to increase coverage and capacity, Kent said. “In addition to our best-in-class nationwide voice and data offerings and leading line up of Blackberry and Android smartphones, Cellular South continues to find new and innovative ways to make customers’ wireless experience the best it can be,” he added.
